In tapdance land because of basement water - we can fix that within 1 day - most estimates can be done the day following your call - the work can be performed, once accepted, within 3/5 days thereafter...

BUYING a home.... want a transferrable warranty???

SELLING your home.... have an inspection issue???

Fairfield County, Ct. and close proxcimities in New Haven & Litchfield Counties....

     Feel lucky???

"Snake eyes" and "basement water" - both are losers!!!

Do you really want to toss the dice and hope for the best???

REALTORS:

How many times have you been confronted with water, dampness, mold or a musty odor in basements of homes that you are trying to list??? - from experience you know that this will be noticed by a potential buyer and will surely appear on the inspection report - once it becomes "an inspection issue" you know what that will mean - we suggest, to sellers, that any water issues be addressed "prior to showing" - we also provide the "seller" with a "transferable warranty" for work performed by us to put the "buyers" mind at ease...

PROPERTY MANAGERS: (condos / estates / commercial)

Permanent repairs only - we do not do bandaid fixes - all jobs quoted upfront, realistic charges, no complaints & no callbacks - owner & board sensitive - deposit waiver w / 30 day courtesy billing (direct association / manager billings only) - on your request we can meet with you and or members of the board to fully explain our procedures - send us the work order and consider it done...

ASSOCIATIONS DIRECT:

Don't have a property manager??? - not enough units for a manager??? - not a problem - we will work directly with your board and the homeowner...

SELLERS::

No matter how minor it may appear to you don't wait for any water entry to become an "inspection issue" - at that point it becomes difficult for a potential "buyer" to accept - would you buy a house with mold or incoming basement water??? - (it's a 'plus" return on investment)...

***BUYERS:

Our inspection, evaluation and corrective cost estimate lifts the burden for both the "buyer" and "seller" and allows for the "sale" to move forward...

Be aware of what you are buying - once you accept, after disclosure, any problems that may present are yours and yours alone...

***SPECIAL NOTE FOR BUYERS ONLY:  There is an estimate / evaluation charge FOR BUYERS ONLY REGARDLESS OF LOCATION - AAA must have the owners (sellers) consent prior to entering their property...

WHAT WE DO:

In depth evaluation beyond the "normal general overall home inspection" - we determine cause, corrective procedure and cost to repair  - we do not use a "checkbox" to describe our findings - our evaluation will be detailed and specifically written for that particular job only - there are many "types of repairs" that are made for water issues (most are temporary band-aid fixes, coverups or of limited life value) - we suggest you take a look at our "what we do and don't do" page on this site that addresses "all" procedures...

There are numerous considerations for the "buyer" and "seller" within a real estate transaction - basement water can, and will, become the #1 consideration...
