THE SUMP PUMP properly located and installed allows water to be engaged below the floor grade and to move water laterally under the floor (substrate permitting) to the sump pump well...
OUR STANDARD SUMP PUMP PROCEDURE (the only sump pump installation we do and with NO FALURES in 12 years) - if you get water with heavy rains, a periodic or constant high water table, winter water, spring thaw water, cold joint water, water perking thru floor cracks or floor openings our procedure uses no under slab pipe - we install a shallow well approx. 16" deep which we drill out to our own specs based on the particular job conditions once we open the floor - the submersible pump is located below the floor, "at the best optimum depth", to prevent rising water from reaching the underside of the floor - there is no need to locate the pump 3' deep which puts it below the footing line which will draw sediment from beneath the footings (not good) - any water at that depth is NO THREAT and you cannot pump it dry - the water table rises and lowers by itself (no procedure can lower the water table) - our procedure is fully "code compliant" - simple, dependable, effective and won't break the bank - full cast iron automatic on / off Zoeller submersible sump pump...
THE CUT AQUEDUCT CHANNEL will capture any under floor hydrostatic pressure water buildup coming in at the cold joint (where the floor and wall meet) that cannot move laterally under the floor slab, any thru wall water and provide the draining route for water buildup inside concrete blocks or thru stone foundations - all of that water is then directed to the sump pump with one no fail, no clogging "clean water" procedure...
OUR CUT AQUEDUCT CHANNELING (approx. 2" to 3" wide and as shallow as possible to collect and evacuate all entry water at the same time) - in an unfinished area the channel is filled with white stone - what you see is a ribbon of stone along the wall - no water - a modified version if the area is finished or to be finished - it is the only really effective and positive non-buried procedure for stone or block foundations, ledge issues or any uncontrollable cold joint incoming water...
WE DO NOT cut the floor all the way thru, off the support of the footing, which compromises the structural integrity of the floor as is done with interior "french drains" (pipe/duct installed at the base of the footings) or interior so called "clean water drains" (pipe/duct installed on top of the footings) - once cut off the support of the footings the basement floor becomes a free floating slab (as logic should tell you not the brightest idea in the world)...
Do you like the sound of "LIFETIME GUARANTEE" - sounds great doesn't it - "lifetime" is a legally ambiguous term - it may not mean what you think it does - it's all part of, and a big part of, the sales hype - what other home repair can you think of that's guaranteed "forever"/"lifetime" - these terms was first widely used in the 60's during the heyday of aluminum siding, storm windows/doors, awning windows and jalousie window sales - how many of those do you see around today???...
"HOW LONG IS OUR CUT CHANNELING WARRANTY FOR" ???
The cut channeling will continue to function for as long as the concrete floor lasts and remains intact.....
HOW LONG IS OUR SUMP PUMP WARRANTY FOR ???
All sump pumps from all manufacturers carry a 1 year warranty - the life span depends on its usage - some dealers will offer an expensive maintenance service contract, the same as tv's, refridgerators etc, but they are only another add on money maker for the dealer - you can replace the pump with a new one for less than the cost of some of these plans - a 15/20 year pump life, with no service, is not unusual - if installed in a wetland area where the pump is going on/off every 5 minutes it obviously will not last as long as one that turns on several times a year - they are electro/mechanical devices with moving parts and subject to wear like anything else - we only use the top rated Zoeller pump line for both residential and commercial applications...

SUBSTRATES:
What is beneath your floor (the substrate) has a great deal to do with how any water issue is resolved - your floor base can be stone (the best), sand, dirt, hardpan, ledge or a thick viscous mass that has the consistency of strained baby food (the worst - it is a homogenized mass of which there is no longer any distinction between liquid and solid) - each of these elements have their own characteristics as to lateral water movement and effective water evacuation...
All sump pump procedures are used to extract under floor water or to capture over floor water via channeling - in some extreme cases, large floor square footage areas or consistent high water table conditions (such as wetlands), more than 1 pump may be required...

COMMERCIAL:
Lost floor space can be more costly than having it fixed - breaking up large floor areas to install pipe is not necessary - for larger floor areas we would determine primary water entry location, volume, degree of hydrostatic pressure and direction of flow source - this will enable us to locate a pump(s) in a specific area(s) and avoid using failure prone under slab perforated pipe/duct - costs are significantly less w/o the pipe/duct installation, preserves the structural integrity of the floor and limits our work area as not to disrupt yours - most jobs completed within 1 day - if you are a production facility an "after hours" installation can be arranged...
If you have a heavy floor load or floor vibration extensive floor cutting is not recommended - we do NO full thru cutting of the floor except for the pump well(s)...

NOTE: Estimates are effective for 30 days - after 30 days all job field notes, quotes or proposals are automatically deleted from our files - there will be an estimate charge for a 2nd estimate after deletion, for the same job, after 30 days regardless of location - 2nd estimate charges are not issued back as a credit if we then do the job...
